Laya Laya Smart City
Laya Laya Smart City (LLSC) has been conceived as a prototype Smart City for Sabah and Malaysia. The Masterplan envisions a bold new typology for a Malaysian Township, built on a robust future proofed smart framework, embedded with first principles sustainability & infrastructure which enable long-term sustainable practices and designed from the ground-up with a holistic approach to wellness.
The Masterplan will set new standards in sustainable development, health impacts through carefully curated living, working & recreational spaces and environmental enrichment through reforestation and a high Green Space Ratio (GSR) per capita.

A focus on Connectivity & Shared Mobility
A focus on sustainable & smart mobility within the Masterplan. An internal Autonomous Rail Rapid Transit (ART) loop to encourage shared mobility and discourage driving has been planned along with relevant support infrastructure such as a stop at every sub parcel / development and at key intervals, as well an extensive network of bicycle and pedestrian trails. Laya Laya will be connected to Kota Kinabalu and other major towns through the LLSC Exchange which houses an intermodal terminus.


SuperPark
At the heart of LLSC lies the 188 acre SuperPark – close to 30% of the developable land mass set aside for conservation, innovation and connection. It comprises 8 Innovation Parks set within a network of lush, forested parklands, man-made waterways & wetlands. With its introduction, the deep featureless site is given an inner core and urban anchor, around which residential neighborhoods are introduced.

Rethinking Housing
LLSC will fundamentally rethink housing, foster richer communities, and create healthier communal life. It will house communities in formats and form factors like never before through new housing typologies and ownership models. Housing will be rethought at all levels – from landed properties to medium / high rises, with an emphasis on creating healthy living spaces as well as enforcing affordability (attainability) and sustainable building practices.
When completed, LLSC will be home to more than 20,000 residents (6,000+ homes) across 15 residential parcels.
Residents will be connected to all components of the masterplan via an autonomous ART or electric bus loop, augmented with generous network of bicycle / foot paths
