Bira-Bira Bay
Bira Bira Bay is a regenerative tourism Masterplan located 70km, 90 minutes drive from the city centre of Kota Kinabalu, the capital city of Sabah.
When completed, the Masterplan will comprise of more than 1,000 acres of coastal land sited strategically between the coastline and the new Pan Borneo Highway, and close to 500 acres over a chain of 7 reclaimed islands which form a man-made archipelago, harbouring two large natural lagoons.
A self-supporting, regenerative Ecosystem
The Bira Bira Bay has been curated as global tourism destination that will connect ecology, culture, technology and adventure as well as set new standards in sustainable development, conservation and social / communal impact.
The Masterplan has been conceived from the ground up as a closed-loop Hospitality & Wellness eco system, with its founding vision based on the United Nations Sustainable Development Goals.
A place of Many Villages
The pattern of development & built form take their cue from the surrounding fishing villages, mirroring them for scale, land mass and character.
When completed, the Masterplan will comprise of 8 new villages or ‘kampungs’ each unique in character and composition, sited strategically between the coastline and the new Pan Borneo Highway, as well as forming a chain of 7 reclaimed islands. Sensitively and respectfully introduced, these new villages are conceived to seamlessly coexist with and positively regenerate the surrounding settlements.
492 acre Mangrove & River Sanctuary
Sitting at the heart of masterplan is the 492 acre Mangrove & River Sanctuary. Stretching the span of the entire Masterplan, it serves both as connector & water channel as well as a protected habitat for endemic species of fish, shellfish, birds and plants.
It is envisioned that through intensive rehabilitation & conservation , the mangrove system will improve the water quality of the existing waterways. The land will be formally gazetted as a state forest / river reserve.
Fishermen's Village
The Fisherman’s Village comprises 4 sub precincts – Fisherman’s Wharf, Habourfront Precinct, Floating Village & Eco Experience Park.
The Fisherman’s wharf will serve as the main jetty for local fishermen and also aquaculture activity while also being showcase of local seafood with tourist focused markets and food halls. The floating village will be the cultural heart of the precinct, with curated lifestyle, retail & F&B offerings in stilted pavilions over the water. The Harbourfront will house waterfront residential blocks, hotels, a public marina and a maritime museum at its heart. The Eco Experience Park will be home to Sabah’s first aquarium set within lush 50 acre parklands and other experiential & educational attractions.
Smart Mobility
A focus on sustainable & smart mobility within the Masterplan. An internal autonomous electric mini-bus (land) & river capsules (water) shuttle network to encourage shared mobility and discourage driving has been planned along with relevant support infrastructure such as a stop at every sub parcel / development and at key intervals, as well as a charging / service depot.
