Jesselton Docklands Masterplan

Urban

The Jesselton Docklands Masterplan is a strategic, multi-phased development set to redefine the waterfront of Kota Kinabalu. Spanning 25 acres, the project reimagines the city’s relationship with the water, energizing and revitalizing its aging port precinct, transforming it into a vibrant, globally recognized destination.

Conceived from the ground up with sustainability as its core principle, the masterplan is designed to be future-proof, balancing modern infrastructure with environmental stewardship.

Targeted for full completion in the mid-2030s, Jesselton Docklands will anchor the northern edge Kota Kinabalu, a gateway to city from the water. The precinct will feature major hospitality offerings, state-of-the-art business & corporate hub, and over 5,000 premium residential apartments. At the heart of the development lies a major cultural quarter designed to celebrate local heritage, complemented by a world-class marina. The site will boast an international cruise terminal with the capacity to berth large-scale vessels upwards of 250,000 GRT.

The masterplan is led by the internationally acclaimed architectural firm Snøhetta, in strategic collaboration with Lateral and KTDA.
